This beautiful beach house is located in a 50-acre jungle and palm tree estate facing the famed Xpu-Ha Beach on the Mayan Riviera (Yucatan Peninsula), Mexico. This place is just next door to the world renowned Esencia Hotel where guests of the villa can access the Spa and restaurants of the resort just a short stroll away.
The house was commissioned from one of Mexico’s top beach architects (whose work includes the famous Las Alamandas Hotel) and was decorated in a minimalist style using local Mexican pieces. All the woodwork is made from mahogany and other tropical woods from the Yucatan and Chiapas jungles.
It is a 9,000 sq ft house with 7 terraces, a large living room, a fully equipped bar room, 4 very spacious suites, a studio, a kitchen, and two private palapas (one at the pool and another on the beach). In total, the house has 6 different great lounging areas for its guests to enjoy and is surrounded by large side and rear gardens which are illuminated at night for a beautiful experience. The villa is reached through a private road. It is located on Xpu-Ha beach, a gorgeous, white sand and turquoise waters pristine beach, rated as one of the best 3 beaches of the whole Mayan Riviera.
The pool area leads the way to the white sandy beach where the private palapa, surrounded by palm trees, is located. During June and July, the protected species of loggerhead (caguama) giant sea turtles come to lay their eggs on the beach. A great effort is made to keep its gardens as impeccable as possible. Multiple species of tropical trees and plants, often visited by colorful birds, surround the house. A natural pool (cenote in Spanish) separates the rear lawn from a beautiful line of jungle trees. Depending on the time of the year, swimming is possible in this private cenote.

House Rules
- A photo of the ID for all overnight guests must be sent to us prior to arrival.
- Random visits are not allowed and require prior approval.
- Parties are strictly prohibited.
- Loud music is not allowed after 10 PM.
- Smoking is not permitted inside the property.
- Pets are allowed with prior approval.
- Please note that if your check-in or check-out is scheduled for after 7 PM in the evening or before 9 AM in the morning, there will be an additional fee of $30 per check-in or check-out.
Payment
To secure your reservation, we require a 50% deposit within 2 business days of contract agreement. The balance will be due as per the terms outlined in your contract, which is anytime between 90 and 30 days before your stay commences.
Security Deposit
Prior to your stay, we will request a security deposit to cover any potential damage or unforeseen events. The deposit amount is specified in the contract before your booking and will be released once we confirm that no damage occurred during your stay.
